Refinancing your house means clearing off your existing mortgage and creating a fresh mortgage on it. The two pertinent questions that you face are: Why should one refinance a house? When should one refinance a house? We’ll explain the ins and outs of house refinancing in the following paragraphs, so stay tuned!

There are two common reasons to take a fresh mortgage on your house. Your current mortgage is an adjustable rate mortgage (ARM) where the interest you pay varies according to the market rate, and the interest rate on real estate is showing an upward inclination. If this is the case, then you should refinance your house with a fixed rate mortgage where the rate is less than or near about your current rate of interest. The other common reason is that you need a loan real soon. Look to refinance your house with a mortgage that allows you a cash component.

Look at the market rates. Is your current rate above the going market rate? Yes? Then go in for refinancing. Remember that you have to pay a special fee when you close the mortgage earlier than planned. You’ll have to offset this amount when you compute the savings you’ll make with the lower rate loan.

Find out the penalty that you’ll have to pay if you foreclose your mortgage. If you have plans on the horizon of moving house, then this is not a suitable time to refinance. Because you’ll have to make one penalty payment now to refinance the house, and a second one when you move.

If you want to pay up the mortgage earlier than agreed upon, you have to pay a penalty, often called a pre-payment penalty. The usual amount of the penalty varies from two years’ interest right up to five years’ interest. Factor these figures in when deciding about refinancing your loan. That very profitable proposition may actually turn out to be a losing proposition in the end!

If you are going to stay in that house for a long time, and if the fresh interest rate is less than the one you are currently paying, then refinancing is a good idea. The savings in interest will give you a nice nest egg when the mortgage is finally over!

“While I’m at it I may as well take a loan for a bit more than that required to clear off the existing mortgage.” That inflated mortgage amount will have to be paid back. That means bigger installments. Once again, run a check yourself or get an accountant friend to do so, to see whether you end up with a net saving in lower interest payments or not. Also see whether you can handle the new installments comfortably or not.

You can earn a hefty saving by refinancing your house provided you time it right, which is when the interest rates are low. Just make sure of two things: that you can handle the payments comfortably, and that the mortgager is trustworthy.

What is a Miele Powerhead? A powerhead is an attachment that uses an electrically driven motor to turn a brushroll to help agitate dust and dirt out of your carpeting. The motor spins at thousands of rotations per minute and a belt that drives the brushroll causes the brushroll to spin at the same speed. Miele Powerheads have a gear-driven belt system with electronic overload, which means if you were to get a sheet stuck within the brushroll the motor would stop turning. This prevents the motor from burning out or breaking a belt (A problem that is commonly seen on other brands of vacuum cleaners). All you have to do is reset the powerhead and that will start it up again.

Miele currently has two different types of powerheads in production today. One powerhead, called the SEB-217 powerhead, is made for low to medium fiber-sized carpeting/rugs with a house containing 1 to 2 dogs that do not shed much. This powerhead is the smaller of the two and can be used on hard surfaces, such as wood, thanks to its non-scratch wheels made of rubber. The bigger powerhead, known as the SEB-236 powerhead, is a large 6-pound powerhead that is great for a family with medium to high fiber-sized carpeting/rugs and 2 or more dogs that shed on a consistent basis. Please be aware the SEB-236 can still handle low fiber-sized carpeting without any problems. Like the SEB 217 powerhead, the SEB 236 glides on wood and other hard surfaces thanks to its rubber wheel construction.

Another piece Miele makes is called a Turbohead. A Turbohead is a unique piece that uses the air speed of the machine to rotate the brushroll at a high velocity. The velocity of the brushroll allows the Turbohead to pick up a large amount of dirt off of carpeting.

A Turbohead may spin the brushroll at a high velocity like a powerhead, but that does not mean it cleans as well. The Turbohead does not require electricity and has no motor so does not perform as well as a powerhead on medium or high pile carpeting. This piece is good, however, for low-cut rugs and carpeting with minimal pet hair.

Miele has another attachment, known as the Rug and Floor Head, which has a switch to make it ideal for either carpeting or hard surfaces, such as wood or tile. This attachment, like the Turbohead, does not use electricity and does not have a turning brush.

If your house is comprised of area rugs and mainly hard surfaces, such as wood, the Rug and Floor is right for you. The Rug and Floor Tool is not good for somebody with wall-to-wall carpeting or a lot of pet hair, because the Rug and Floor Tool lacks spinning brushes agitate the carpeting.

Miele also makes a bare floor brush, known as the Parquet Floor Brush, which has only gentle bristles on the bottom protect your bare floors from harm. This Parquet Brush also has a knuckle that is capable of twisting all around to get under and around chair legs and furniture.

If your home consists of only bare floors then this is the piece for your. This piece is used exclusively on the bare floors and does a wonderful job picking up dirt and debris on your floors. The way the piece swivels will leave you in amazement every time you use it.
